Anyone would be thrilled to stay in Lee’s home, and for people who noticed the details like we do, the experience was extra elevated. Lee was the most attentive and responsive host, we loved him! The views speak for themselves, and we had tons of fun on the lake as a family, paddling and kayaking. They spared no expense on this home and you truly feel like you are borrowing a friend’s well loved place for the week. Morning coffee was a vacation in itself with the butler’s pantry style coffee nook, everything you need for a perfect latte and it makes your morning rituals feel special! All beds were very comfortable, high quality linens and subtle LED lighting everywhere. The kitchen was well equipped with a double air fryer and great appliances, something this mom appreciated. Grilling on the deck was a bonus! The best part, our teen son walking into the space for the first time and actually being impressed! “This is how I want to decorate my house”. Bravo and thank you!
What an amazing stay! Hugge House is actually better than described. Lee is a consummate host, and clearly has multiple skills that allow him to curate beautifully decorated, comfortable, and seamless environments to enjoy time on the lake. The home automation was incredible and blended the authentic feel of lake living with modern accessibility that truly felt futuristic. It would be impossible to be bored here, we found that stating home was our favorite part of the trip ;) It reminded me of the French poet Renard "S'ennuyer, c'est s'insulter soi-même." = To be bored is an insult to oneself. I paddled deep into Beaver Pond and the wildlife was insane. Turtles, Egrets, Falcons, Canada Geese, one bright white duck who was friends with everyone, tons of fish. We rented a boat for the day and ate lunch along the shore after sightseeing. Deer wandered the yard and neighborhood, and fireflys like I remember as a kid. It was magical. 10/10. Highly Endorse. My family loved our stay here! We enjoyed every feature the house had to offer, from the lake, to the kayaks and paddle board, the hot tub, the blackstone, the Sonos system, and more. We would definitely stay here again!
Round two at Hygge, & we still want to move in permanently! It’s incredibly serene, the views are picturesque, the record player is spinning, & the Blackstone got plenty of use. If you want a fully stocked, ultra-chic lakeside getaway, just book it already. We certainly will be back for round three!
Checkout is at 11:00 AM, unless otherwise noted. The cleaning crew will be arriving shortly thereafter to clean the home. As part of the checkout process, please help us with the following: • If any furniture was moved, please place furniture back where it was when you first arrived • Ensure the porch heater turned off • Place dirty dishes in the sink or the dishwasher • Ensure the cover is placed back on the hot tub • Bag trash/recyclables and place the bags into the two large bins outside (Please DO NOT put loose trash into the bins) • The maximum number of people allowed at the house is 8, unless otherwise agreed upon. Any violation of this house rules will be subject to immediate cancellation of your reservation - without refund • A $1500 fee will be assessed if there is found to be any smoking in the house. Guests are welcome to smoke outside of the home, however. • Please note that there could be instances where routine and required maintenance might need to occur during a guest's stay. If this is the case, it will never include work inside the home. Additionally, guests might see our trash man as he comes to haul the trash away. He also might need to open the garage to get more trash bags. This takes no more than 5 minutes to complete.

What is your cancellation policy for direct bookings?
To maintain the exclusivity and pristine preparation of our estates, we enforce a structured cancellation policy managed directly through our property management network, with full refunds available for cancellations made within 24 hours of booking and at least 30 days prior to arrival. We highly recommend purchasing independent travel insurance to protect your investment against unexpected itinerary changes.
What are the check-in and check-out times, and can I request an extension?
Standard check-in begins at 4:00 PM and check-out is at 10:00 AM. This window ensures our professional housekeeping teams have ample time to detail every estate to hospitality standards. Early arrival or late departure requests can be accommodated based on calendar availability for a fee and must be arranged 48 hours in advance.
Do I need a 4-wheel drive (4WD) vehicle to reach the properties?
While our estates offer stunning, elevated mountain and lake vistas, they are accessible via fully paved or well-maintained roads. A standard vehicle is perfectly sufficient under normal conditions. However, during winter weather events in lower Appalachia, a 4WD or AWD vehicle is strongly recommended for safety on mountain inclines.
How do I access the property upon arrival?
Every estate is outfitted with world-class smart home technology, featuring secure, keyless digital locks. You will receive a personalized, time-sensitive access code via email and SMS 24 hours prior to your check-in time. This code activates exactly at 4:00 PM on your arrival date, allowing for seamless, private entry.
Are your properties pet-friendly?
Yes, we allow well-behaved and non-shedding pets to stay in our homes. There is a $150 per pet fee.
What premium amenities are included in my stay?
Every Lake & Highland estate is stocked with luxury linens, spa-grade bath products, complimentary high-speed Wi-Fi, and a fully equipped chef's kitchen. Outdoor living spaces feature Bromic heaters, fire places with provided firewood, and panoramic decks.
Do you allow events, commercial filming, or large gatherings?
Our properties are exclusively optimized for quiet luxury retreats, family vacations, and intimate gatherings. In accordance with local North Georgia county ordinances, large parties, unapproved events, and occupancy exceeding the stated listing maximum are strictly prohibited. Commercial filming requires explicit, written prior approval and separate insurance riders.
What are the house rules I should be aware of during my stay?
We kindly ask guests to respect the property and neighbors. No smoking is allowed inside, and please keep noise to a minimum after 10 PM. Check-in is from 4:00 PM and check-out is by 11:00 AM.
Is there Wi-Fi available at the property?
Yes, complimentary Wi-Fi is available throughout the property. The network name and password will be provided upon check-in.
What kitchen amenities are provided for cooking during my stay?
The kitchen is fully equipped with a refrigerator, stove, microwave, dishwasher, and basic cookware. We also provide dishes, utensils, and a coffee maker.
Is there laundry access during my stay?
Yes, there is a washer and dryer available for guest use. Laundry detergent is provided for your convenience.
Are there any additional fees I should know about?
There is a cleaning fee and required state and local taxes applied to each booking. Please refer to the listing for the specific amount.
Are there any accessibility features in the property?
The properties are not fully wheelchair accessible, but there are minimal steps at the entrance to all. Please inquire for specific accessibility needs.
